Hand the keys back knowing the clean is done, and what it cost
Send us photos and you get one fixed price for your actual house, agreed before we start, and a dated record of how you left the place. If the agent's report names something we missed, we come back free.
Not at the property right now? Send us your handover date instead and we reply within one business day.
- Our rate is on this page. Send photos and it becomes one fixed price. How it is built
- Local. We are in Woodend, Kyneton and Gisborne every week
- The price is fixed before we start. Only a change of scope moves it
- You leave with a dated record of the place in writing

3 bed house, Kyneton
- Whole house, standard condition
- Oven, carpets in 3 rooms
- in the price
- 3 bed, 2 bath, standard condition
- one fixed price, in writing
Illustrative. Your own figure comes back after your photos and condition record, fixed and in writing. Nothing is added without your say-so, and if we have read the house wrong and it runs long, that is ours to wear.
The more you show us, the tighter the number gets
A bedroom count is a guess, and when a guess is wrong somebody absorbs the difference. Photos turn it into a price we can put in writing and stand behind.
Nothing at all
The hourly rate and the minimum, published further down this page. No number for your own house, because we have not seen it. Send photos, or ask us to come and look.
Four or five photos
A real read on your house instead of a guess at it. About a minute on your phone, and it is the single biggest jump in how useful the number is.
Photos and the condition record
One fixed price, because we are pricing the condition you told us rather than one we guessed. After that only a change of scope moves it.
A walk through the house with us
A fixed price against what we saw ourselves. No rubric, no photo ask: we name in writing the things that drive the hours.
What it costs, and what moves it
End of lease is heavy, it is one visit with no second chance, and it needs gear a weekly clean never touches. What moves the number is condition rather than bedrooms alone, which is why a bedroom count on its own buys you nothing. What you are paying for is somebody who tells you what is fair wear and tear rather than cleaning it and charging you for it.
- Size. Rooms, wet areas, and how much cupboard and wardrobe interior there is.
- Condition. What you tell us in the condition record, room by room. A light kitchen and a heavy one are different jobs.
- What the property needs. Oven, carpets, outside windows, garage, shed. The first three are specialist services with their own gear and their own time. The rest are simply more hours.
- What it will actually take. We work the hours out from the three above and turn them into one fixed price, in writing, before you agree. After that only a change of scope moves it, and if we have read it wrong and it runs long, that is ours to wear.
What we can tell you before we have seen it
$104.50 an hour inc GST, with a $418 minimum for a standalone visit, which is 4 hours. Send four or five photos and pick a condition level, and that becomes one fixed price for your house.
A neglected oven, carpets that need extraction, or the outside of the windows are specialist services with their own gear and their own time. They are priced into the same figure rather than sprung on the day.
The rate and the minimum are the most we can publish before we have seen the house. Any whole-job figure on a page like this one is a guess about a property nobody has looked at. Yours comes back after the photos and the condition record, fixed and in writing, before you agree to anything.
- Fixed price from your photos and record
- before you agree
- Quick lap together at the door
- confirmed
- Invoice
- the price you agreed, and nothing else
If the house is not what the photos showed, we sort the number out there and then, with nothing under way and nothing charged. Nothing is added afterwards without your say-so.
If we miss something, we come back
Agent inspection reports take a few days to land. If yours comes back with something on the scope we agreed, tell us within 7 days of the clean and we return and put it right, at no charge.
That is a commitment about our own cleaning and nothing else. Whether your bond comes back is the agent's or the owner's decision, not ours, and no cleaner is in a position to promise you otherwise. What we can promise is that if we missed something we said we would do, we fix it.
The whole house, every time
This is the base. It runs whether or not you add anything below, and it is what the hours are mostly spent on.
- Kitchen, inside and out. Cupboards and drawers emptied and wiped through, benches, splashback, sink, rangehood filters.
- Bathrooms and laundry. Showers, screens, grout, basins, toilets, tiles, mirrors, exhaust fans.
- Floors throughout. Vacuumed and mopped, including the edges and under whatever we can safely move.
- Walls, skirtings and fittings. Dust, cobwebs, grease and handprints. Minor scuffs and marks are fair wear and tear and we leave them alone.
- Wardrobes, drawers and cupboards. Inside as well as out, which is where a lot of exit inspections actually go.
- Light fittings, switches and vents. Cleaned. A dead globe is a replacement, not a clean, and we will tell you rather than charge you for it.
Specialised services
The three that need their own gear and their own time. Each one is priced into the fixed price, so nothing appears on the invoice you had not seen.
- Windowsinside, or outside, or both
- Carpets
- Oven
Also, if the property needs it
None of these is a specialist service. They are hours, so they belong in the price rather than sprung on the day.
- Blinds and curtains
- Garage
- Shed
- Rubbish removal

Worth knowing: the outside of ground floor windows is usually part of the standard you have to meet, not an optional extra. Tracks and sills come with whichever you pick.
Four minutes on your phone, standing in the property
You walk the house with your phone, take four or five photos, and answer a short set of questions about what condition each part of the property is in, choosing from written descriptions rather than typing an essay. It saves as you go, so you can finish next time you are there, and you can skip anything: it comes up on the call.
- Turns a guess into one fixed price for your house, so you are not agreeing to an open-ended job
- A timestamped copy lands in your inbox with your photos attached, in your words, not the agent's
- Every grade is your selection, in your words. We do not put a grade on your house. See what each condition level looks like
- When we arrive we do a quick lap together against what you told us, before anything starts
Two people end up with this: you and Brad. You get a timestamped copy by email with your photos attached. Brad keeps his to price the job and to check later what the work actually took. Nobody else is sent one.
How would you describe the kitchen?
- Light · wiped weekly, no build-up
- Standard · everyday grease on splashback and rangehood
- Heavy · baked-on oven, sticky cupboards

The standard you are held to, and the one you are usually asked for
Most exit-cleaning letters describe a standard higher than the one Victorian law asks of you. The law says reasonably clean, as far as practicable, measured against your entry condition report, allowing for fair wear and tear. Dig out that report. It is the most useful document you own right now.
We are cleaners, not lawyers, and none of this is legal advice. Tenants Victoria is free and independent on 1800 068 860. Primary source:Residential Tenancies Act 1997.
Reasonably clean, as far as practicable
Section 63 of the Residential Tenancies Act 1997 asks you to leave the property reasonably clean, as far as practicable, and in the same condition as when you moved in, allowing for fair wear and tear. Consumer Affairs Victoria Guideline 2 says in terms that this does not mean spotless or pristine. It is measured by average standards in the community.
Your entry condition report is the yardstick
Not the lease, and not an agency wish-list. Section 36 makes a signed condition report conclusive evidence of the condition at the start, and section 63 measures the exit against it. Anything recorded as marked, stained or worn on the day you moved in was never yours to lift.
A clause demanding professional cleaning is usually void
Section 27B bans a lease term requiring professional cleaning, or payment for it, unless it is the standard-form term. The permitted version, regulation 12, applies only where the property was professionally cleaned immediately before your tenancy and you were told so, or where professional cleaning is needed to restore the start condition allowing for fair wear and tear. Most letters assert the first without the second half.
Fair wear and tear is not yours to clean off
Guideline 3 draws the line: minor marks and scuffs on walls, worn benchtops, faded curtains, traffic marks on carpet and scuffs on a wooden floor are fair wear and tear. Dust, cobwebs, grease, soot and handprints are ours to deal with. A scuff is not.
Flea treatment, light globes and automatic steam cleaning
None has a Victorian basis. There is no fumigation, flea, pest, carpet or steam provision in the Act or Regulations; Guideline 1 puts infestations on the rental provider and lists globe replacement as not prescribed. Carpets can still need a proper clean to meet the section 63 standard, but it is a question about the carpet, not an automatic obligation. Work at heights is often the provider's maintenance; the outside of ground-floor windows is usually yours.
Same person, same standard
Straight up: these are regular-cleaning clients. We have not sold end of lease long enough for a shelf of reviews, and we will not write ourselves some.
The place looks amazing, your team did such a great job. It looks brand new again, and the bathroom looks so clean too.
Can I just say… worth every penny. You guys did an amazing job, we will most definitely be recommending you to our friends.
Thank you to your team for the great job this morning. The house looks fantastic, and how good to finally have the extras done.
Send us your handover date and we will come back with what we have free
Moving dates move. Send the date you need the property cleaned by and we reply, normally within one business day, with the rate, the minimum and what we have free. We will still ask for photos before we put a range on it, but there is no need to do that standing in a car park.
Thanks, we have got that.
You will hear from Brad within one business day with the rate, the minimum and what we have free around your date. If you can, take four or five photos next time you are at the property; it is the single biggest step towards a firm range.

Start the condition recordEnd of lease cleaning in Victoria
Do renters have to steam clean the carpets in Victoria?
Not automatically. There is no carpet, steam cleaning, fumigation or pest provision anywhere in the Residential Tenancies Act 1997 or the Residential Tenancies Regulations 2021. A full text search of both returns nothing at all. The belief that a pet triggers an automatic steam clean is a New South Wales and Queensland import, and in Victoria a lease term demanding professional steam cleaning is caught by section 27B like any other professional cleaning term. What you do owe is the section 63 standard: the place left reasonably clean, as far as practicable, measured against the condition report from the day you moved in. Carpets can still need a proper clean to meet that standard, and often do. The difference is that it is a question about the state of the carpet, not an automatic obligation.
Do I have to pay for professional cleaning at the end of my tenancy?
Usually not. Section 27B bans a lease term that requires professional cleaning at the end of a tenancy, or that requires the renter to pay for it, unless the term is the one in the standard form. A prohibited term is void, and including one is an offence carrying 25 penalty units. The single permitted version is regulation 12, and it allows professional cleaning to be required in only two situations. The first is where the property was professionally cleaned immediately before your tenancy started and you were advised of that. Both limbs, not just the first, and most letters assert only the first. The second is where professional cleaning is needed to restore the property to its condition at the start, having regard to the condition report and fair wear and tear. If a letter simply asserts that you must produce a professional clean, it is worth reading the clause it relies on.
What should an end of lease clean actually include?
The legal test is not an agency checklist. Section 63 asks you to leave the property reasonably clean, as far as practicable, and in the same condition as when you moved in, allowing for fair wear and tear. Consumer Affairs Victoria Guideline 2 sets the standard: free of marks, dirt, cobwebs, stains and dust, and in its words it "cannot be further improved by additional cleaning to a reasonable standard", judged by average standards in the community. The same guideline says plainly that it does not mean spotless or pristine, and it treats work at heights as often the provider's maintenance rather than yours. The yardstick is the entry condition report. Anything recorded as marked or stained on the day you moved in was never yours to lift, which is why we ask whether you still have a copy.
How much does an end of lease clean cost?
We charge an hourly rate for this work, and a standalone visit has a four hour minimum. Both figures are published further up this page, including GST. What we will not do is put a fixed price on a house we have not seen. End of lease is the category where a sight-unseen number is most likely to be wrong, and when it is wrong somebody absorbs the difference. Send us four or five photos and pick a condition level, and you get one fixed price for your house, agreed in writing before anything starts. After that only a change of scope moves it. If we have read the house wrong and it runs long, that is ours to wear, not yours.
How long does an end of lease clean take on a three bedroom house?
We will not give you a number we cannot stand behind, and we do not yet have enough measured end of lease jobs to publish honest hour bands. Every operator who gives you a confident figure for a house they have not seen is guessing, and the two industry figures we have seen for the same job differ by more than double. This is the entire reason we ask for photos and the condition record. Four or five photos turn the answer from a guess into a real read of your house, and a fixed price is what we put in writing.
Can I do the clean myself instead?
Yes, and plenty of people should. Regulation 12 refers to professional cleaning "or cleaning to a professional standard", and Guideline 2 describes that standard as one not necessarily performed by a professional cleaner. The test is the outcome, not who did it. Where it tends to go wrong is the things that get inspected and are hard to do without the gear: oven interiors, shower grout, window tracks, rangehood filters, and the tops and insides of cupboards. If you want to do the bulk yourself and hand us the few jobs that need equipment, say so on the call. That is a perfectly sensible use of the minimum.
Do you clean the walls?
We clean them, and we are careful about the line between cleaning and marks. Dust, cobwebs, grease, soot and handprints come off and that is our job. Minor scuffs and marks on walls are expressly fair wear and tear under Consumer Affairs Victoria Guideline 3, so they are not something you owe at the end of a tenancy and not something we will price you for. Two honest limits: smoke or soot staining that will not wash out is a repaint rather than a clean, and a hole is a repair. We will tell you which one you are looking at rather than scrub at something that was never going to come off.
What about flea treatment and light globes?
Neither is prescribed in Victoria. Consumer Affairs Victoria Guideline 1 puts managing pest infestations on the rental provider, and it lists light globe replacement among the activities not prescribed by the Act or the Regulations. Six of eight agency checklists we looked at demand flea treatment, and that frequency is driven by templates written for other states. Light fittings being clean is a different question and is expected, so we clean them. If a globe is dead we will tell you, because a globe is a globe.
Start with the house, not a bedroom count
Four minutes on your phone, standing in the property, and we come back with a fixed price and a time.
