End of lease condition record

Deep clean condition record

About five minutes. It lets us put a real number on the clean instead of a guess, and it fixes in your own words what the place looked like when you left it.

Your answers save as you go, so you can stop and come back to it.

Check these details

The photos tell us the rest, so that is all we need typed.

What kind of house is it?

This fills in the room list underneath, so you are correcting a list rather than building one. Pick the nearest one, it does not have to be exact.

What else is in the house?

Tick anything that applies. A study, a rumpus, a home theatre: none of them turn up in "three bedrooms, two bathrooms", and all of them are real time on the day.

What is in the clean

The whole house, every time

This is the base. It runs whether or not you add anything below, and it is what the hours are mostly spent on.

  • Kitchen, inside and out Cupboards and drawers emptied and wiped through, benches, splashback, sink, rangehood filters.
  • Bathrooms and laundry Showers, screens, grout, basins, toilets, tiles, mirrors, exhaust fans.
  • Floors throughout Vacuumed and mopped, including the edges and under whatever we can safely move.
  • Walls, skirtings and fittings Dust, cobwebs, grease and handprints. Minor scuffs and marks are fair wear and tear and we leave them alone.
  • Wardrobes, drawers and cupboards Inside as well as out, which is where a lot of exit inspections actually go.
  • Light fittings, switches and vents Cleaned. A dead globe is a replacement, not a clean, and we will tell you rather than charge you for it.

Specialised services

The three that need their own gear and their own time, so they are worth naming before the day rather than discovering on it.

Windows

Worth knowing: the outside of ground floor windows is usually part of the standard you have to meet, not an optional extra. Tracks and sills come with whichever you pick.

Also, if the property needs it

Tick anything this job needs. They are hours, so they belong in the price rather than sprung on the day.

Do you have your entry condition report? optional

The report filled in when you moved in. It is the document that sets the standard you have to meet, and it is the best thing we have for showing that a mark was already there when you arrived. A photo of it is fine.

When you moved in, were you told the place had just been professionally cleaned? optional

Odd question, but it matters. In Victoria an agent can only require you to arrange professional cleaning at the end if the place was professionally cleaned immediately before your tenancy and you were told so at the time. If you were not told, the requirement generally does not apply.

We are not giving you legal advice and we will clean to whatever you ask for. If you want to check where you stand, Tenants Victoria is free on1800 068 860.

Has your agent sent you a vacate checklist? optional

Most do, and they are all slightly different. Send us a photo or the PDF and we will clean to your agent's list rather than our best guess at it. This is the single most useful thing you can give us.

Does your agent want a receipt? optional

Some leases require one, and it is usually named in your vacate letter. Tick what applies and we will issue it.

      How it is now

One level per row, and a mix is completely normal. If you are between two, pick the higher one. Your price is built from what you pick here, so the higher one is what keeps the day free of surprises. The full guide is at the condition guide.

The pictures are examples to compare against, not photographs of real jobs. The written description is what your estimate is based on, so if a picture and the words disagree, go by the words.

Nobody is being marked. This describes the job in front of us, not how anyone keeps their house.

      First, the house from outside

One shot from the driveway or the street, far enough back to see the whole place. It tells us the height of the windows and how we get to them, which saves you answering three questions about it.

              Bathrooms and wet areas

You pickedLight. Shower screen clear, no water spotting that stays after a wipe. Grout its original colour. No visible mould. Toilet clean under the rim. Toilet bowl and base need scrubbing rather than wiping. Exhaust fan cover dusty.Severe. Mould across silicone, grout and ceiling. Scale heavy enough to obscure chrome. Staining at this level may not fully lift, and cleaning alone cannot guarantee a result: resealing or regrouting is a trade job, not a clean.

                      Walls, skirtings and fittings

Grade this one on how clean the walls are, not on marks. Scuffs and small marks are fair wear and tear under the Consumer Affairs Victoria guidelines, and holes left by hooks or shelves are damage, so neither is a cleaning job and neither should end up in your price. What counts here is dust, cobwebs, grease, soot and handprints. Two things we would rather say now than on the day: smoke or soot staining that will not wash out needs a repaint, and a dead globe is a globe. Both are a part, not a clean. Cobwebs around window frames are counted under Windows and tracks, so you are never charged for the same thing twice.

You pickedLight. Walls free of dust and cobwebs. Skirting boards wiped. Ceiling corners and cornices clear. Light fittings and switch plates free of dust.Standard. Dust ridged along the tops of skirtings. Cobwebs through most ceiling corners and cornices. Greasy handprints around switches, door frames and the kitchen wall line. Light fittings hold insects and dust that need removing rather than dusting.Severe. A sticky film across wall surfaces from cooking grease, wood smoke or cigarette smoke, needing washing rather than wiping. Cornices and ceilings discoloured. Light fittings need dismantling to clean. Will the place be completely empty when we clean?

Furniture, whitegoods, rubbish, anything in the shed or garage. It changes what we can reach and how long it takes. Most end of lease cleans are done on an empty property, and an empty one is quicker.

A photo or two of what is staying, taken on your phone.

                                              Anything we should know

All optional. Naming something here costs you nothing and stops it being a surprise for either of us.

                                              Getting in

                                              Power on?
                                              Hot water on?
                                              Water supply

A full clean plus carpets uses a fair bit of water, so it matters if it is coming off a tank.

Worth knowing: agents often ask for the power to stay connected for a few days after you hand the keys back, so they can do the final inspection. Leave it on if you can.

Two people end up with this: you and Brad. You get a timestamped copy by email with your photos attached. Brad keeps his to price the job and to check later what the work actually took. Nobody else is sent one.

The written description is what your estimate is based on. The photo is an example only, and it will not match your place exactly.
